 If you are signed with a buyers agent, that does not limit you to properties only they or their agency are selling...they can show you any property you are interested in, you are not paying more for having a buyers agent and a sellers agent. Also, if they are representing you and the seller, that creates dual agency, aka ‘limited agency’ and it needs to be disclosed, explained, and agreed upon in writing. If you are not in contract with an agent for representation, the party on contract is the party being professionally represented...not you. The only time a buyers agent commission MIGHT be an issue is with a for sale by owner transaction...at which point you and your agent can discuss and figure it out. If you have any other questions, please feel free to ask.. 

As seller's it is very important to list any known defects of the property you are selling, either that or repair them. If it becomes known later that you knew of certain defects without disclosing them, you may held liable for damage and repairs stemming from the issues,
